The Lexicon Condominium
Status Update

We appreciate the opportunity to update you with the status of deliveries of the residential homes of The Lexicon Condominium. First, we wish to thank you for your purchase of one of our homes. Our firm has been developing and building homes since the early 50’s and specifically, condominiums, since the early 80’s. We are proud of our track record of providing our buyers with quality, functional homes that perform as expected. To that end, we hope that your purchasing decision entailed investigating our history. In doing so, we are confident that you found we have a reputation of having highly satisfied and repeat purchasers.

The Lexicon has been a challenging project for our firm due to the many weather challenges of 2018 and our electric supplier Pepco. As you may know, we completed the concrete for the entire building at the end of July 2018. Shortly thereafter, PEPCO informed us it did not have electrical service available at our site to serve our project’s electrical needs. As much as PEPCO had informed us in the fall of 2015 that service was available, this disclosure came as a complete surprise to us. The work to deliver service to our project began in November 2017. PEPCO expected the service would be in place by the end of February 2019. Perhaps PEPCO was unrealistic in its estimate of the time needed to complete the work, or perhaps it failed to take into account the conflicts to construction it would encounter in Florida Avenue. As the weeks and months slipped past, PEPCO kept revising its schedule. Finally, approximately three weeks ago, PEPCO informed us that it had determined a definitive date by which the service would be complete, which is to say our project would be energized. The problem is that there are many segments of the work required to complete the project that could not be performed without electrical service. This will be apparent when you review the schedule we are providing. In the interim, we continued to work, completing as much work as we could under very difficult conditions, including enlisting the use of temporary heat so that work could continue. PEPCO plans to energize, i.e., provide full service to our project, the week of Memorial Day. The attached schedule has been prepared in anticipation that PEPCO will comply with this latest deadline. We greatly appreciate your patience and trust the quality and value of your home will be an affirmation of your decision to follow through with your purchase of your selected home at The Lexicon.
